How We Source Off-Market Lots for Builders (And How to Get on Our List)

Most builders we talk to are tired of chasing the same MLS listings every other developer is already watching. By the time a lot hits Zillow or LandWatch, the price reflects that competition. Off-market is different — a motivated seller who hasn't listed yet, often willing to move at a price that still leaves room for a deal to pencil.

The foundation of our sourcing is direct outreach to owners who have a reason to sell but haven't acted yet. We pull county assessor and recorder data across Canyon County, Ada County, Washoe County, Clark County, and the Wasatch Front, then filter for signals: absentee owners, delinquent tax notices, long hold periods, and estates moving through probate. These are people sitting on land they didn't plan to keep.

Delinquent tax lists are public record in Utah, Nevada, and Idaho, and they're one of the most reliable indicators of a motivated seller. An owner who's behind on property taxes has already told you something: carrying costs are a problem. That creates a window for a direct conversation that a listed property never would.

Probate is slower to move but equally productive. When heirs inherit a parcel — especially out-of-state heirs who've never seen the land — the desire to convert it to cash is real. We track estate filings in Utah's Third and Fourth Judicial Districts, Nevada's Eighth District covering Clark County, and Idaho's Fourth Judicial District covering Ada and Canyon Counties. Reaching out early, before the property enters the formal market, is the whole point.

We also work with a network of people on the ground who flag properties — a contact who knows a neighbor's been absent for years, a local who spotted a lot sitting dormant next to a new subdivision breaking ground. That kind of lead doesn't show up in any database. It's the result of being in these markets consistently, not just running searches.

When a deal comes together, we move fast — most of our contracts close in 14 to 30 days. We know what questions matter to a builder on the front end: zoning, water availability and type (culinary vs. secondary), road access, BLM adjacency, and any environmental flags. We try to answer those before we bring you the deal, not after.
