Selling Land in Boise & the Treasure Valley: What Idaho Owners Should Know

June 28, 2026 · 5 min read

Idaho makes it genuinely hard to know what your land is worth. It's a non-disclosure state — sale prices aren't public record — so the online estimates that work (sort of) elsewhere are mostly guesswork here. The owners who get fair prices are the ones who talk to people actually buying in the market.

And people are buying. The Treasure Valley — Boise, Meridian, Nampa, Caldwell, Kuna, Star — has been one of the fastest-growing metros in America for a decade, and homebuilders there work through lot inventory relentlessly. A buildable lot in the path of that growth has real demand behind it.

What builders check first in Idaho: slope (foothill lots get expensive to build fast), water rights and whether the lot can perc for septic if it's outside city services, and wildfire exposure on the urban fringe. None of these kill a sale by themselves — but surprises at closing do.

If you've owned the land for years — maybe inherited it, maybe bought it decades ago — you're exactly the owner builders want to reach and never can. That gap between quiet owners and hungry buyers is the entire reason our business exists.

Send us your parcel details and we'll tell you plainly what it's worth to a builder today — and if the honest answer is 'hold it,' we'll say that too.
